If you are renting a residential property, maintenance issues are usually the responsibility of your landlord.
You should report any maintenance issues as soon as you are aware of them, failure to notify the relevant person could cause the issue to get worse, incur additional expenses or leave you in danger.
As soon as you are aware of a problem you firstly need to identify the correct person to notify.
Just because you have rented a property through Liverpool Residential doesnt necessarily mean we are responsible for dealing with property maintenance issues.
If your landlord is self managing the property you should report the issue to them directly.
If your landlord has instructed us to manage the property on their behalf you would need to notify us.
If you are still unsure who you should contact it is usually the person you pay your rent to each month.
The fastest way to report a maintenance issue to Liverpool Residential is to use the dedicated maintenance reporting form on our website >> Report An Issue Now
You will be prompted to describe the issue, upload photos and confirm your current contact details. This information will then be sent directly to your property manager who will instruct a contractor to contact you to visit the property and investigate the problem.
In the event of an emergency you should call 0151 322 2003.
Outside of office hours you should listen to the voice recording which will inform you how to contact a property manager. In the event of a fire call 999 & exit the property.
