Letting out a property should be a rewarding experience, but the key to success lies in the preparation. With UK rental legislation constantly evolving, staying compliant and keeping your investment protected can feel like a full-time job.


Whether you are a first-time landlord or an experienced investor, following these five essential tips will help ensure a smooth tenancy, minimise void periods, and protect your assets.


1. Master Your First Impression

Before your property hits the market, ensure all maintenance and redecoration are complete. From a fresh coat of paint to a tidy garden, first impressions are everything.

  • Why it matters: A well-maintained home attracts high-quality tenants. It also sets a psychological standard; if a landlord takes pride in the property, the tenant is far more likely to do the same.

2. Set the Standard with Professional Cleaning

Your property—including all appliances—should be professionally cleaned before a new tenant moves in.

  • The Strategy: Regardless of how the previous tenant left it, starting with a pristine property "sets the bar." If you have a professional Inventory and Schedule of Condition in place, you are legally backed to ensure the property is returned to that same high standard at the end of the tenancy.

Before you can legally list your property, you must have the correct "health check" paperwork in place. At a minimum, you will need:

  • EPC: An Energy Performance Certificate.

  • Gas Safety Certificate: Required annually if there is a gas supply.

  • EICR: An Electrical Installation Condition Report.

  • Licensing: Depending on the area of Liverpool or the type of property (HMO), you may require a specific Landlord License.
